基于數(shù)據(jù)中臺的園區(qū)經(jīng)營監(jiān)管平臺的設(shè)計與實現(xiàn)

摘要: 針對園區(qū)經(jīng)營、管理和服務(wù)水平提升的需要,為解決園區(qū)經(jīng)營相關(guān)系統(tǒng)集成性、一體化和智能化不高的問題,提出一種基于數(shù)據(jù)中臺和地理信息系統(tǒng)的園區(qū)經(jīng)營綜合監(jiān)管平臺,實現(xiàn)以園區(qū)房產(chǎn)為視角的園區(qū)經(jīng)營全方位監(jiān)控。平臺通過數(shù)據(jù)同步程序獲取業(yè)務(wù)數(shù)據(jù),用數(shù)據(jù)采集程序采集外部系統(tǒng)數(shù)據(jù),經(jīng)數(shù)據(jù)清洗程序到達主題庫服務(wù)器,創(chuàng)建房產(chǎn)、客戶等主題庫,由數(shù)據(jù)呈現(xiàn)程序呈現(xiàn)至平臺服務(wù)器群組,實現(xiàn)一體化園區(qū)經(jīng)營監(jiān)控。通過在上海自貿(mào)區(qū)的應(yīng)用,實現(xiàn)了園區(qū)房產(chǎn)資源多維度和多層級的圖層化呈現(xiàn),對園區(qū)客戶進行精準畫像,通過房產(chǎn)租售、收入、成本等監(jiān)管指標以及客戶欠租、合同到期等預(yù)警模塊,提升了園區(qū)經(jīng)營管理和客戶服務(wù)水平。

Design and implementation of park management and supervision platform based on data middle platform

Abstract: In order to improve the operation, management and service level of the park and solve the problem of low integration and intelligence of the system related to park operation, this paper proposed a comprehensive supervision platform for the park operation based on the data center and geographic information system, which realized the comprehensive monitoring of the park operation from the perspective of the park property. The platform obtained the business system data through the data synchronization program, collected the external system data with the data acquisition program. Then the data arrived at the theme database server through the data cleaning program, established the theme database such as real estate, then presented to the platform server group by the data presentation program, so as to establish an integrated park operation monitoring platform. The platform has been realized and applied in Shanghai Free Trade Zone. It presented the real estate resources in multidimensional and multilevel layers, accurately portrayed the customers in the park, and improved the operation and service level of the park through regulatory indicators such as real estate rental and sale, income and cost, as well as early warning modules such as customer rent arrears and contract expiration.

0    引言

我國以自由貿(mào)易試驗區(qū)、高科技園區(qū)、綜合保稅區(qū)等為代表的各類園區(qū)眾多,經(jīng)過多年的發(fā)展,園區(qū)間競爭日趨激烈,原有以區(qū)域優(yōu)勢、政策洼地為主的園區(qū)招商引資競爭,逐步轉(zhuǎn)變?yōu)楣芾?、服?wù)和發(fā)展水平等園區(qū)綜合軟實力的競爭。如何有效整合園區(qū)軟硬件資源,提升園區(qū)經(jīng)營、管理和服務(wù)水平,吸引并留住客戶是各開發(fā)園區(qū)面臨的課題。

上世紀九十年代美國Gartner公司提出商業(yè)智能概念,之后數(shù)據(jù)倉庫技術(shù)得以發(fā)展,隨著互聯(lián)網(wǎng)和大數(shù)據(jù)的發(fā)展,大數(shù)據(jù)平臺逐步建立,面對海量數(shù)據(jù)需要更加有效的處理方法,數(shù)據(jù)中臺由此產(chǎn)生。數(shù)據(jù)中臺起源于芬蘭的Supercell公司,2015年由阿里巴巴引入我國。數(shù)據(jù)中臺是通過數(shù)據(jù)技術(shù),對大量或海量數(shù)據(jù)進行采集、計算、存儲、加工并建立統(tǒng)一標準數(shù)據(jù),形成大數(shù)據(jù)資產(chǎn),提供高效服務(wù)。隨著大數(shù)據(jù)、人工智能、數(shù)據(jù)中臺等技術(shù)發(fā)展,大數(shù)據(jù)環(huán)境下的數(shù)據(jù)集成、治理和呈現(xiàn)成為研究熱點,學者們對數(shù)據(jù)中臺的概念、技術(shù)、架構(gòu)等進行了大量研究,文獻[3]~文獻[6]分別研究了大數(shù)據(jù)環(huán)境下的商業(yè)智能分析架構(gòu)、智能分析和數(shù)據(jù)呈現(xiàn),文獻[2]、[7]、[8]研究了大數(shù)據(jù)到大知識的轉(zhuǎn)變以及數(shù)據(jù)治理技術(shù),構(gòu)建了基于數(shù)據(jù)中臺的中華姓氏華譜系統(tǒng)。
